Is mold dangerous?
Some molds are - especially for people with asthma, allergies, or weakened immune systems. For healthy adults, brief exposure to common indoor mold is usually just an irritant. Ongoing exposure to a hidden colony in a wall cavity is a different story. The spore load builds for months. If you suspect mold, the safe answer is to test it.
How much does a mold inspection cost?
A standard residential inspection in our area runs $250-$450. The range depends on square footage and whether you want lab-verified air samples. We give you the exact price on the phone before scheduling. We never run a "free" inspection that turns into a $5,000 estimate at the door.
How long does remediation take?
Most jobs run 1-5 days on site. Then 1-3 days for the post-remediation clearance test to come back from the lab. Reconstruction follows. Bathroom-sized jobs can be one day. Full-basement jobs can stretch to a week.
Will my homeowner's insurance cover it?
Usually yes if the moisture source was sudden and accidental - a burst pipe, a failed water heater, a backed-up dishwasher. Usually no if it was a slow leak that went unnoticed for months ("maintenance issue"). We write our scope and invoice in Xactimate format so adjusters can read it directly.
Can I just use bleach?
On non-porous surfaces like tile, glass, and sealed countertops - yes, bleach kills surface mold. On porous materials like drywall, wood, insulation, or carpet padding - no. Bleach kills the surface colony but leaves the hyphae (the body of the colony) inside the material. The mold regrows. For anything beyond surface mildew, the answer is removal, not chemicals.
Do you do the inspection and the remediation?
Yes - but we always recommend an independent third party do the final post-remediation clearance test. The verification shouldn't be done by the same company that just got paid for the work. We can recommend independent testers in our area.
How fast can you come out?
Most inspections schedule within 3 business days. For active water emergencies - broken pipe, recent flood, backed-up drain - we can usually be on site same-day or next-day.
Do you offer warranties?
Yes. Our remediation work carries a 2-year warranty on the affected area, contingent on the moisture source being resolved. If the source isn't fixable by us (e.g. roofing or grading), we'll tell you up front so the warranty makes sense.
